AXA Investment Managers (AXA IM), a major global investment firm, appointed Aura Consulting to manage the delivery of their new UK corporate headquarters across three floors at 22 Bishopsgate.

As the building’s co-investor and flagship tenant, the client’s fit-out was critical: it needed to be the first high-profile CAT B completion, serving as the operational benchmark and a crucial example of the building’s “smart” and “people-led” vision for all subsequent occupiers.

Aura was engaged in 2019, providing strategic consultancy from the earliest stages through to final delivery and occupancy in 2023, ensuring that the new headquarters reflected AXA IM’s commitment to excellence, sustainability, and staff wellbeing

Challenges

Setting a Market Example – As the first CAT B fit-out in the iconic 22 Bishopsgate, the project operated under intense scrutiny, requiring flawless execution to set the quality standard for the entire tower.

Logistical Complexity – Operating on a busy, multi-fit-out site required meticulous logistical planning, including a dedicated Logistics Manager to coordinate just-in-time deliveries and waste removal, maintaining efficiency during a fast-track programme.

Fast-Track Delivery of High-Specification Design – Achieving the high-specification design, which included extensive M&E modifications, smart technology, and complex bespoke joinery, within an aggressive 24-week programme demanded exceptional coordination.
