Brief
- Argyll, a premium flexible workspace provider, appointed Aura Consulting to deliver a 14,000 sqft serviced office at Hudson House on Tavistock Street in Covent Garden. The Grade II listed building was designed by Edwin Lutyens and served for decades as the editorial offices and printworks of Country Life. The brief was to strip the building back, upgrade it throughout and finish it above the standard of the surrounding market, giving Argyll a signature Covent Garden facility.
- Aura managed the project from procurement through to completion. The works were tendered on a traditional basis and converted to design and build for the delivery phase. Scope covered a major clearance and upgrade of the existing building, full furniture procurement through an open market tender, and an EPC-driven upgrade of all landlord mechanical and electrical plant.
Challenges
- Change Of Procurement Route – The project was tendered on a traditional basis and converted to design and build for the delivery phase. Aura managed the transfer of design responsibility to the contractor, holding the specification and the commercial position through the change.
- Building-Wide Clearance – Lifting the building above market standard began with a major clearance and upgrade of the existing fabric. This had to be sequenced against the incoming fit-out so that the finishing works could follow without loss of programme.
- Landlord Plant Upgrade – The EPC works covered all landlord mechanical and electrical plant, adding a base building workstream to the fit-out. Aura coordinated the two as a single programme.
Highlights
- A Signature Covent Garden Address – The completed building gives Argyll a flagship serviced office in Covent Garden, finished above the standard of the surrounding market while retaining the period detail of the Lutyens original.
- Competitive Furniture Procurement – Furniture was procured in full through an open market tender, securing competitive pricing and a consistent specification across every floor.
- Improved ESG Credentials – The upgrade of all landlord mechanical and electrical plant raised the building’s EPC rating from C to A, strengthening its position against tightening minimum energy efficiency standards.
