Spec
Brief

The Honourable Society of Lincoln’s Inn appointed Aura Consulting to provide project management and strategic maintenance across its 11-acre estate. Comprising 52 buildings – primarily Grade I and Grade II listed – the estate serves as a collegiate hub for the legal profession. Aura managed a seven-year M&E maintenance programme alongside a continuous cycle of high-spec CAT A and B refurbishments, modernising facilities while meticulously preserving the Inn’s architectural integrity.

Challenges

Heritage Compliance – Navigating Grade I and II listings required constant liaison with heritage bodies. Every intervention had to meet stringent conservation standards to safeguard the estate’s historic fabric.

Protecting Irreplaceable History – Upgrading mechanical systems in spaces housing rare documents posed a significant technical risk. Aura had to ensure precise climate control to prevent temperature fluctuations and material degradation of irreplaceable records.

Operational Continuity – As a live environment, the Inn remained fully functional. Aura choreographed all works around legal proceedings and collegiate events to ensure zero disruption to the society’s daily operations.

Highlights

Old Hall Climate Control – Aura managed a complex heating upgrade in the Old Hall, integrating modern systems into the historic structure. This created a stable environment to protect rare documents while maintaining the hall’s period aesthetic.

Estate-Wide Modernisation – Phased CAT A and B projects transformed ageing chambers into high-performance offices. These works seamlessly blended 21st-century M&E and data infrastructure with original features like 17th-century panelling and masonry.

Long-Term Asset Resilience – Through the seven-year M&E contract, Aura established a Planned Preventative Maintenance (PPM) framework. This proactive strategy improved energy efficiency and long-term asset management across the 52-building portfolio.
